Buying a Home:
Chasing the American dream of owning a home? Whether looking for a
new home, an investment property, or land on which to build a house,
Sumners Real Estate will guide the process with as little hassle as
possible.
Buyer-clients of Sumners Real Estate will be represented in a transaction
in one of two ways, Single Buyer Agency or Consensual Dual Agency.
- Single Buyer Agency:
The Broker/Agent assists and represents the Buyer in the process of
purchasing a property when it is listed with a different real estate
company. The Broker/Agent represents the Buyer as a Client
in this case. In a Single Buyer Agency, the Broker/Agent does not
represent the Owner in the transaction.
- Consensual Dual Agency:
The Broker/Agent represents both the Buyer and the Seller in the
same transaction. We must have written consent from both parties
to act as a consensual dual agent. Representing more than one party
in a transaction can create a conflict of interest since both Clients
may rely on the Broker/Agent's advice. Buyer and Seller are
required to consent to dual agency. Undisclosed dual agency
is illegal.
Financing:
The decision is made to purchase a house. Excellent. What is the first
step? Financing. Most buyers of residential property do not have the
cash to buy a house. A lender can be used to calculate income, expenses,
assets, and liabilities and find an affortable price range. Contact
